First impressions count.  We use professional photography and video equipment to ensure your property stands out from the rest.  Where suitable we use drone or pole camera photography to highlight a properties position or plot size.  High quality sales particulars with floorplans are essential to generate the maximum amount of interest in your property.

We can bring properties to life with our immersive virtual tours.  True 3D virtual home tours help buyers create an immediate, lasting emotional connection to properties because they can experience them as if they were really there.

‘For Sale’ Board

A For Sale Board is a simple yet incredibly effective marketing tool, advertising your property 24 hours a day and providing immediate interest for prospective viewers, purchasers and unintentional buyers. We would strongly recommend that you have a for sale board for your property to make the most of this advertising opportunity. Your property details will also be prominently displayed in our offices.


Initially our sales team will view your property so that each person is confident and knowledgeable about your property.  We use a ‘state of the art’ database to co-ordinate matching and mailing of properties to potential buyers locally and nationally.  Each suitable applicant will be sent details by post or email followed up by an enthusiastic phone call.  Our sales negotiators call to encourage the ‘right’ person to view a property is often the means to a successful sale.

Website & Internet Portals

We will actively and strongly market across all of the major property website portals including Rightmove and OnTheMarket. The vast majority of purchasers do their searching on the internet and our policy of embracing technology fully enables buyers to gain immediate access to a full description, complete with photographs and floor plans, creating their own brochure at the press of a button. Our website and the property portals are advertised regularly in the national press.

In House Publication

Our exclusive membership of the Guild of Professional Estate Agents allows us to network your property incredibly effectively by marketing with hundreds of other estate agency colleagues across the UK and within our London Guild Office in Park Lane. In addition, your property will be featured in an edition of the Adams Property Magazine. This magazine generates a tremendous amount of interest and is produced several times a year to be circulated countrywide.


We will discuss your preference for accompanied or unaccompanied viewings.  Adams will be at hand to offer an accompanied viewing service when preferred.  After each viewing we will give you honest and constructive feedback.  This also helps us to adapt our strategy to give you the best chance of selling your home.


Our team members who deal with offers are called Sales Negotiators for a good reason.  Having an experienced skilled negotiator acting on your behalf can potentially make the difference of tens of thousands of pounds.  Our team of sales negotiators have dealt with 1,000’s of successful property sales over the years and will be at hand to provide the very best advice on whether to accept or reject an offer.

Sale Agreed

Once an offer has been accepted, we will produce a memorandum of sale for you, your buyers and the respective solicitors.  If you haven’t already appointed a solicitor at this stage we can help assist you in finding one.

Sales Progression

Often this is when the hard work starts for us.  Nationally over 30% of agreed sales fall through prior to Exchange of Contracts which is why it is essential you have an experienced team.  We work alongside all solicitors, mortgage advisors and surveyors to ensure that the sale is held together and progresses in a timely manner.  We will update you throughout this process.

Exchange of Contract

This occurs when all the enquiries from the draft contracts and the local searches have been agreed,  If the buyer needs a mortgage, it’s when the mortgage offer is received in writing and the buyer is ready to exchange contracts with the seller.

The contract is signed by the seller and the buyer, a deposit is given to the solicitor and a mutually agreed completion date is set. 


On the day of the agreed completion, the remainder of the monies are transferred to the seller’s solicitors.  The transaction is complete and the keys to the property are handed to the new buyer once the seller’s solicitor confirms receipt of the funds.
